I live in the State of Colorado and have a tenant problem?
Because rent is collected on a monthly basis, you do have to give 30 days written notice to vacate, although most notices of non-renewal state this. You also have to give the notice at the beginning of the month. If this tenant is paying rent on time, what is the hurry to rush him off? I can only ume you want to raise the rent higher than 10%, but you should also be aware that while his contract states he will revert to a month to month renter with a 10% increase in rent at the end of his original lease, that doesn't preclude you from raising the rent (completely legal with 30 days notice) higher a month later.
